Purchasing Your Villa

Will I own my villa outright?

No, you will not own the freehold. You will, however, be recorded on the title of the Lease Folio as a long-term lessee and will be a Registered Interest Holder for the purposes of the Retirement Villages Act 1999. This ownership structure may be different to other properties you have owned in the past and we are always happy to chat through it in further detail either over the phone or in person here at the village.

Can you explain the process involved in purchasing a villa?

Wangi Shores Retirement Village is an independent living village for over-55s and retirees. Available villas are offered to an incoming resident by way of a 99-year long-term lease. Once you are happy with a villa that you have inspected and the ingoing contribution is agreed to, you will be required to pay a holding deposit. Shortly thereafter, documents will be issued to your solicitor to review for you. If you do not proceed to exchange, your deposit will be fully refunded to you. The final balance payable on the villa is due at settlement.

What are the ongoing costs of living at Wangi Shores?

Once you have paid the final settlement on your villa, you are required to pay a weekly recurrent charge (as stated in the General Inquiry Document). Personal utilities such as water and gas are payable on a ‘user pay’ basis. You must set up and pay for other accounts such as telephone, Foxtel, electricity and personal services directly with your chosen supplier.

Do I need to take out separate building insurance for my villa?

No, building insurance is not necessary. However, you are responsible for taking out and paying for the insurance of personal items/contents in your villa.

Can I make alterations to the design of my villa before it is built?

Our villas have been architecturally designed to give you functional and spacious living areas. While we cannot accommodate requests to change the floorplan, minor alterations and additions are considered upon request.

Who created Wangi Shores Retirement Village?

Wangi Shores Retirement Village was created by the Wangi District Workers Club. With a number of senior members, the Club saw the need for a local village that provided a relaxed retirement lifestyle with opportunities for socialising. Owned and operated by the club, we truly are a close community that connects you with new friends.

Do all villas have water views?

Not every villa has a full water view – many of our villas have lovely north-easterly water views, while others may have filtered water views of Lake Macquarie. We invite you to inspect these villas in person to determine which villa best suits your budget and lifestyle.

Are visitors permitted to stay in my villa?

Absolutely; we love to see new faces around the village. Our residents enjoy entertaining guests on their balcony, and visiting grandchildren always have fun in the facilities. Before your visitors arrive, please notify Management that you are expecting guests so we are aware of who is staying in the village.

How much maintenance will I be expected to perform on my villa?

Low-maintenance living is one of our drawcards. Management takes care of all maintenance and upkeep of village facilities and gardens, as well as general maintenance in your villa.

What happens if I have an emergency when the managers are not on-site?

Emergencies are to be notified through the 24/7-monitored INS Lifeguard phone system provided in each villa and in the Community Centre. The personnel receiving the notification will act accordingly and contact the relative emergency personnel and/or Management to respond.

Can I have a companion animal in my villa?

Yes, we warmly welcome companion and assistance animals. Please notify Management of your intention to have an animal live with you, so that approval can be arranged.

I cannot drive – what are my transport options?

Wangi Shores Retirement Village has a village bus that provides general courtesy transport for regular scheduled shopping trips. Other outings are scheduled from time to time and these outings operate on a ‘user pay’ basis. If you are considering the suitability of this transport option, please note that there is a step to enter the village bus and the bus has stairs. How are complaints and internal disputes handled?

Selling Your Villa

I want to move out of the village, what do I do?

If you wish to sell your villa, you must first notify Management in writing, providing details of the selling price and details of whom you have appointed to sell the villa. When selling a villa, please bear in mind that the prospective new incoming resident must conform to the Wangi Shores Retirement Village guidelines, be a retired person over 55 years of age and be able to live independently within our village.

Will I pay a departure fee?

As per the Disclosure Statement,  you will have to pay a departure fee when you leave this village.
